It has become very popular to ‘stage’ a property for sale to get the best price in the shortest possible time. This has come about mainly because of the squeeze in the property market and an oversupply of homes, although we haven’t really seen the full impact of this in Australia.

It is important however, to have your house not only look it’s best, but to also feel great to potential buyers. Staging or styling takes care of the ‘logical’ and Feng Shui can take care of the ‘emotional’ sides of the equation.

Some Property Sales tips before opening your house for inspection -

1. Take the emotion out. If you have lived at the property for a long period of time then you are definitely attached to it. This is not the best idea when you are going to be selling it to a complete stranger.

2. Pack up all your personal effects. All your photos, knick-knacks, fridge magnets, trophies, religious items and anything that gets in the way of a potential buyer seeing the property as their home.

3. De-clutter the house. It may sound an obvious thing to do, but many people just don’t notice the things that they leave lying around. Hang up coats, put newspaper in the recycling, put toys away, hide pet dishes, etc, etc, etc. Don’t just shove everything into the nearest closet though, buyers will always have a quick look inside them to see how much storage there is, and you don’t want a pile of junk falling onto them.

4. Make small repairs. If there’s a crack in the hallway wall that’s been there for years, cover it up. If one of the kitchen cupboard doors is loose, tighten it. Little things like this will put people off, especially if there is a lot of them to do.

5. Stand on the kerb opposite and have a look at the front of the house. Is it appealing and tidy. Scruffy lawns, overgrown weeds and ugly fences are not a good look.

There is a lot more that can be done, but these basics cost little to nothing for you to do and can add thousands to the value or take weeks off the sale time.
